If your house has been on the market in Northumberland for weeks and the viewings have dried up, you are not alone — and it is rarely the house that is the problem. More often it is the property details, the price, or the marketing (or lack of it) behind them. Here are seven signs your property details isn't working, and what to do about each one.

1. The photos aren't doing the selling

Buyers decide in seconds whether to click. Too few photos and they assume something is being hidden; too many and the best rooms get lost in the scroll. Around 10 hand-picked, professionally taken images that lead a buyer through the home make the strongest first impression. Dark rooms, cars on the drive and clutter on the worktops all cost you clicks.

2. There's no video — or it's an afterthought

Buyers now expect to see a home properly before they book a viewing. A single phone-shot walk-through is not the same as a professionally produced film. Every Our Agents property launches with three videos: a property tour, a location video and a lifestyle video that helps buyers picture living there.

3. The price is out of step with what's actually selling

Buyers compare every listing against real sold prices. If your asking price looks wrong in the first two or three weeks — when interest is highest — they scroll past, and the longer it sits the lower it usually sells for. Our Cost of Overpricing calculator shows how quickly that adds up. We price from HM Land Registry sold prices, then launch to get buyers competing.

A price reduction rarely fixes a marketing problem. It just tells buyers to wait for the next one.

4. It has been on the market for more than a few weeks

After eight weeks, buyers start asking what is wrong with a property. Our Agents sells homes in 14 days on average from launch to sale agreed, because we launch with an open house instead of waiting for viewings to trickle in. If yours has sat for months, a proper relaunch is usually worth more than another price cut.

5. There's no sign of a Rightmove Featured Property details

Most buyers start on Rightmove, and a standard entry quickly slides down the results. A Featured Property placement keeps your home at the top of searches from launch day. It is included in our £1,299 package — ask your current agent whether yours has ever been paid for. It is essential.

6. No paid social media campaign and no open house

Property details that is uploaded and left relies on buyers finding it. A paid campaign on Facebook and Instagram puts it in front of buyers where they actually spend their time, and an open house brings them together on the same day so they compete. 95% of our properties sell at the open house.

7. You never hear from your agent

Personal service means one person handling your sale from valuation to keys, attending every viewing and telling you honestly what buyers think. If you can't name that person, or can't remember when you last had feedback, that is a sign in itself. Ask your agent to confirm they are carrying out accompanied viewings on your behalf.

Thinking of switching agents? Do it safely

Before you move, read your current agreement. Check the notice period, how long any sole agency term runs, and whether there is a "ready, willing and able purchaser" clause. These can leave you owing a fee to your old agent as well as your new one if you switch at the wrong time. Tell us when your agreement ends and we will time your relaunch around it, so you never pay two fees.

“My house was on the market for a long time with another agent, and I wish I had instructed Our Agents from the start. Johnny managed to sell my house over asking price within two weeks when it had been on the market for over five months with the other agent.” — a seller who switched to Our Agents

When you are free to move, our complete selling package is a fixed £1,299 — professional photography, three videos, a Rightmove Featured Property details, a paid social media campaign, an open house and personal service throughout. See everything that is included on our selling package page, or compare local fees on our Northumberland estate agents page.
