Selling a home in Northumberland does not always have to start with a for-sale board and a public listing. The Our Agents Hot Buyers service introduces homeowners to qualified buyers who are already looking, so a private sale can happen without your property ever going on the market.

What is the Hot Buyers service?

Buyers register exactly what they want: the area, their budget, the type of property, the number of bedrooms and the features that matter most. Our Agents checks their finances and approves them before anything is shown. Only then does an anonymous card appear on our Hot Buyers page, showing a title and initial (for example Mr and Mrs S), the area, a budget band, the property type and what they are looking for. Their contact details are never published.

If your home could suit one of those buyers, you tick their card and send us your contact details. You do not have to tell us anything about your property to look, and you do not need to be on the market. Our Agents then talks it through with you and, if it makes sense, makes a confidential introduction. Buyers never receive your details, and every introduction goes through us.

Who is a private sale right for?

A private sale suits homeowners who would like to know whether a buyer is already looking before they decide to market publicly. That might be someone who values privacy, someone who is not ready for a full launch, or someone who simply wants to test the water. It is also a sensible first step if you are weighing up a move and want to see what real demand looks like for a home like yours.

What a private sale does not mean

It does not mean skipping an honest valuation. We start with a free Selling Advice Meeting and Valuation, so the price is based on what your home is worth in the market and not only on a particular buyer's budget. Sending an enquiry carries no obligation, and a card on our page is not a promise that a buyer and home will match. If no buyer fits, you can still choose our managed open house launch, or decide not to sell at all.

You can find out whether a buyer is already waiting before your home goes anywhere near a portal.

How we check the buyers

Every buyer on the page has had their finances checked by Our Agents and has been approved by us before they appear. A buyer might do that through our mortgage adviser, through their own adviser, or by showing proof of funds if they are buying with cash. An Agreement in Principle is a useful sign, but it is not a mortgage offer, and we are careful never to describe it as one. We only show buyers who are genuinely looking, and we never invent demand: if there are no suitable buyers at a given moment, the page says so.

How to get started

There are three simple steps. First, look at the Hot Buyers and read what each buyer wants. Second, tick any buyer your home could suit and send us your contact details. Third, we talk it through with you, arrange your free Selling Advice Meeting and Valuation and, if it works, make a private introduction.

Thinking of buying instead?

If you are a buyer, you can register as a Hot Buyer to get first access to off-market homes in Northumberland. You tell us what you are looking for, we check your finances, and once you are approved homeowners who are considering a private sale can see what you want. You can also read how our standard process works on the How We Sell page.
