If you only followed the national property news, you would assume the Ponteland property market had swung firmly towards buyers. The headlines talk about more homes coming to market, cautious buyers and sellers being asked to accept less. It is a tidy national story. It is not what we are seeing in Ponteland.
What we keep seeing instead is a steady stream of buyers who have already sold their own home, or are under offer, are ready to proceed, and cannot find the right property to buy here. For a well-priced, well-presented home in Ponteland or Darras Hall, that is not a buyers' market. It is a market where the right home still has people waiting for it.
Why the national headlines do not describe Ponteland
National figures are averages taken across very different places. Where prices stretched furthest and affordability is tightest, a slowdown pulls the headline one way. Towns in the North East, and particularly established, sought-after places like Ponteland, often behave quite differently.
The reasons people choose Ponteland have not changed because of a national headline. It sits a short drive from Newcastle via the A696, with Newcastle Airport on the doorstep. It has a village centre with independent shops, cafes and everyday amenities, well-regarded schools that draw families from across the region, and in Darras Hall one of the North East's best-known private estates, with large plots and mature gardens. Supply of that kind of home is limited by its nature. Nobody is building another Darras Hall.

Book a valuationWho the ready-to-go buyers are
The buyers we are registering for Ponteland tend to fall into a few familiar groups, and we have written about them in more detail in our Ponteland buyer profile.
There are families who have sold in Gosforth, Jesmond or elsewhere in Newcastle and want more space, a bigger garden and access to Ponteland's schools. There are downsizers, often already living in Darras Hall, who have sold a large family house and now want something smaller and easier to run, ideally within walking distance of the village centre. And there are people relocating to the region for work who have sold elsewhere in the country and want an established, well-connected place to settle.
What they share is that they are proceedable. Their own sale is done or well under way. Many are chain-free. They are not browsing to see what is out there; they know exactly what they want, and many have been looking for some time.
A buyer who has already sold is the most valuable person in any property market. In Ponteland, we are meeting more of them than there are right homes to show them.
Where the shortage is sharpest
The gap is most obvious in two places. The first is the well-kept family home with four or more bedrooms, a good garden and space to work from home, which is what the families moving out of Newcastle are chasing. The second is the quality smaller home near the village centre: a bungalow, a townhouse or a modern apartment that suits a downsizer who wants to stay in Ponteland without the upkeep of a large plot.
That second group matters more than people realise. When a downsizer cannot find somewhere to move to, they stay put, and their family home never comes to market either. The shortage at one end quietly holds back supply at the other.
What this means if you are thinking of selling
If you own the kind of home these buyers want, the national mood should not put you off. The honest caveat is that this only holds for homes that are priced sensibly and presented well. Buyers who have already sold are motivated, but they are also well informed. They have watched the market closely, they know what comparable homes have achieved, and they will pass over a home that is overpriced or poorly marketed, however long they have been searching.
That is why the launch matters as much as the price. At Our Agents, every home gets professional photography and video and a managed open house event, so every serious buyer sees it at the same time and competes on a level footing. Across two recent launches, that approach produced 53 viewings and 10 offers, and 95% of our properties sell at the open house event. Our sellers move in an average of 14 days to sale agreed against a national average of 77 days, all within our complete selling package at £1,299.
The same pattern across Northumberland
Ponteland is not an outlier. We have seen the same thing in Morpeth, Cramlington and across the wider county, and we hear the same from buyers looking in Hexham and Corbridge along the Tyne Valley. The detail changes from town to town, but the underlying point is consistent: for the right home at the right price, demand in Northumberland is still there.
The practical next step
If you are weighing up a sale, the most useful thing you can have is an honest view of what your home is worth today and who is most likely to buy it. We will tell you plainly if we think the price or the timing is wrong. And if your home is exactly what our registered buyers are looking for, we will tell you that too. For a quick first figure, our guide to what your house is worth in Ponteland is a good place to start.
