Our Agents sells 95% of Northumberland properties at the open house event — with competing offers on the day and an average of 14 days from instruction to sale agreed. Here is exactly how it works, and why it consistently outperforms individual viewings.
What is an open house event?
An open house is a structured property viewing event where all interested buyers visit your home during a set time window — typically a Saturday afternoon. Rather than drip-feeding individual viewings over weeks or months, every serious buyer sees your property at the same time, creating genuine competition.

Book a valuationWhy open house works better than individual viewings
Traditional estate agency works like this: property listed on Rightmove, viewings trickle in over weeks, each buyer negotiates individually with no competition. The result is that buyers always feel they have time and leverage.
Our open house model changes the dynamic entirely. Every buyer knows that other buyers are walking through your home at the same moment. They have seen the same property, heard the same positive conversations, and know that offers must be submitted by a specific deadline. This creates the same psychology as a commercial auction without the associated risks.
The 14-day launch process
Days 1–5: Beat the Portals pre-launch campaign
Before your home goes live on Rightmove, we alert our database of registered buyers and run a targeted social media campaign. Buyers register interest, we collect names and contact details, and we brief serious prospects on what is coming.
Days 6–13: Live on portals with professional marketing
Your property launches on Rightmove as a Featured Property (the premium listing position), and other property portals, with professional photography, three marketing videos and a complete floorplan. We handle all enquiries and confirm open house attendance.
Day 14: The open house
Buyers arrive in succession throughout the afternoon. We present the property, answer questions and create an atmosphere where buyers feel the genuine interest of others. Offers are typically invited by a deadline the following morning.
Day 15 onwards: Offers and acceptance
We receive and compare all offers, advise you on buyer position and suitability as well as price, and help you select the strongest offer. Best and final offers are invited where multiple buyers are competitive.
What if my property doesn’t sell at the open house?
Around 10% of our properties do not achieve an accepted offer at the open house. In these cases, we review feedback, reassess pricing and marketing, and discuss next steps openly. We do not leave properties sitting on the market — we act on the data the open house provides.
Is an open house right for every property?
Our open house strategy has worked across every price range and property type in Northumberland — from first-time buyer homes in Blyth and Ashington at £90,000 to rural farmhouses and coastal cottages at £800,000+. Location and property type have not been limiting factors. Buyer demand and launch quality are the variables that matter.
