Most Northumberland sellers picture an open house as a single Saturday afternoon — a few people wandering through, one offer if you're lucky. That's not what we run. At Our Agents, a managed open house is the end point of a two-week process, and it's why 95% of our properties sell at the open house event itself, not weeks later after a string of one-off viewings.
The difference isn't the open house day. It's everything that happens before it.
Why one-off viewings work against you
The standard estate agency model books viewings one at a time, as enquiries trickle in. Each buyer sees the property in isolation, with no sense of competing interest and no urgency to decide. Offers, when they come, arrive slowly and in isolation too — which gives a buyer every reason to lowball and wait.
A managed launch flips that. We hold viewings back, build a list of serious, financially qualified buyers over the marketing period, then bring them all through the property inside a single tightly run window. Across two of our recent launches, that approach produced 53 viewings and 10 offers — a level of competing interest a drip-fed viewing schedule simply can't create.

Book a valuationWhat happens before the open house day
By the time the front door opens for the event, the groundwork is already done:
- Professional photography and marketing that gets the listing in front of serious buyers, not window-shoppers. Our listings get 85% more views than comparable properties on the portals.
- Buyer qualification calls ahead of the event, so everyone walking through the door on the day has a mortgage agreed in principle and a genuine reason to be there.
- A fixed viewing slot system, so buyers arrive in a steady stream rather than all at once — enough overlap to feel the interest, not so much it feels chaotic.
What happens on the day itself
Every buyer who views the property that day knows other buyers are viewing it too. That single fact changes behaviour. Offers that might otherwise have been strung out over three or four weeks of back-and-forth arrive within hours of each other instead, and sellers get to compare them side by side rather than negotiating each one blind.
A managed open house doesn't create more buyers out of nothing — it makes the buyers you already have compete, instead of negotiate in isolation.
The result: faster sales, not just more offers
This is the mechanism behind our headline number: an average of 14 days to sale agreed, against a national average of 77 days. Competing offers on launch day remove the long, slow middle of a typical sale — the weeks of a single buyer sitting on an offer while other interest quietly evaporates.
It's also why the process is built into our complete £1,299 selling package as standard, not sold as an upgrade. Every property we bring to market gets the same qualification, marketing and launch-day structure, whether it's a harbour cottage in Amble or a family house in Morpeth.
Is a managed open house right for every property?
It suits any property where there's genuine buyer demand for the area — which, across Northumberland's market towns and coastal villages, is most of what we list. What it needs from a seller is flexibility on one thing: holding back individual viewing requests until the launch date, so the process can actually build the competing interest it's designed to create. For sellers happy to do that, the results speak for themselves.
