Is Ashington a good place to buy your first home? For a lot of first-time buyers in Northumberland, the honest answer is yes. Ashington offers some of the best value for money within commuting distance of Newcastle, a direct train into the city since the Northumberland Line reopened, and a wide choice of terraces, semis and newer homes at starter-home budgets. Like anywhere, it pays to know which streets and which properties to look at, and what to check before you commit.

Value for money

Ashington has long been one of the more affordable towns in south-east Northumberland. For first-time buyers priced out of Newcastle, North Tyneside or Morpeth, that value is the main draw: the same budget typically buys more space here, and often a garden too. That can mean a smaller deposit, lower monthly repayments, or simply a home that will still suit you in five years' time rather than one you outgrow in two.

Value is also why Ashington attracts a mix of buyers, from local people buying near family to first-time buyers moving up the coast from the Tyneside suburbs.

The Northumberland Line changed the equation

When passenger services returned to the Northumberland Line in December 2024, Ashington was one of the first two stations to open. Trains run to Newcastle in around 35 minutes, calling at Manors and Northumberland Park, with no need to change. For a first-time buyer working in the city, that makes Ashington a realistic commuter town without needing a second car. Our Ashington commuter guide covers the journey in more detail.

Homes within a comfortable walk of the station have attracted more competing interest since the line opened, so if the train is the reason you are looking at Ashington, expect to move quickly on the right property.

For a first-time buyer, Ashington offers something rare near Newcastle: a home you can afford and a train that gets you to work.

What first-time buyers can find

Ashington's housing stock is varied. The town's traditional terraced streets offer some of the most affordable homes in the area, and many have been modernised inside. There are semi-detached homes on established estates, and newer developments around the edges of town offer modern, energy-efficient homes, sometimes with schemes aimed at first-time buyers. Each has trade-offs: older terraces can be excellent value but deserve a proper survey, while new-builds are low-maintenance but usually cost more per square foot.

What to check before you buy

A few practical points will save a first-time buyer time and money. Get your mortgage agreement in principle before you view, so you know your real budget and sellers take you seriously. Commission the right survey; for an older terrace, a Level 2 or Level 3 survey can flag damp, roofing or structural issues before you are committed. Check whether a property is freehold or leasehold, and ask about any service charges on newer estates. And look at the street at different times of day, because two roads a few hundred metres apart can feel very different.

Life in Ashington

Beyond price and transport, Ashington has everyday amenities on the doorstep, Queen Elizabeth II Country Park and Woodhorn Museum close by, and the Northumberland coast a short drive away at Newbiggin and Cresswell. For a first home, it is a town you can live in rather than just sleep in. Our Living in Ashington guide has more on the town itself.

Buying or selling in Ashington

First-time buyers are one of the most important groups in the Ashington market, which matters just as much if you are selling. A well-presented starter home here can attract strong interest, especially near the station. We also see the same first-time buyer pull in Blyth and Cramlington, where value and transport links do the same job.

If you already own a home in Ashington and are thinking of moving up, book a Selling Advice Meeting and Valuation and we will tell you honestly what first-time buyers will pay for it.
