Straightforward answers to the questions sellers ask us most about our open house strategy.

An open house is a structured viewing event where all pre-qualified buyers are invited to your property on the same day. Rather than spreading viewings over weeks with no urgency or competition, we bring motivated buyers together at once — creating the conditions for strong offers and fast decisions.

Traditional viewings happen one at a time, over days or weeks. Each buyer visits alone, sees no competition and feels no urgency to make a decision. Our open house changes all of this. Buyers arrive knowing others are present. They see genuine interest. They feel the energy. Around 90% of our properties receive an offer on the day.

Every buyer must confirm their mortgage Agreement in Principle, their purchase position (cash buyer, chain status, timescale) and their genuine motivation before we confirm their viewing slot. We do not accept unqualified buyers. This protects your time and ensures every person at your open house is a serious, ready buyer.

We host the event personally. Buyers arrive in scheduled viewing windows — typically 15–20 minutes apart — and are welcomed into the property. They have time to explore, ask questions and experience the home properly. After viewing, they submit offers. You then choose the offer that works best for you.

We recommend you leave the property during the event. Buyers feel more comfortable exploring and discussing the home freely when sellers are not present. We know every detail of the property and can answer all questions. We will brief you fully beforehand and debrief immediately after.

Yes. During our Beat the Portals pre-launch phase (Days 1–7), pre-registered buyers may express serious interest before Rightmove goes live. If an offer comes in that meets your expectations, you can choose to accept it or hold for the open house. We advise on this on a case-by-case basis.

Around 90% of our properties sell on the day. If yours does not, we sit down with you the same day to review buyer feedback, pricing and the approach. We then agree a revised strategy — which may involve a price adjustment, additional marketing or a second open house event.

Once you accept an offer, our sales progression team takes over. We instruct solicitors on both sides, coordinate surveys, chase enquiries and keep you updated throughout the journey to exchange and completion. We do not disappear after the offer is accepted.

Our open house strategy works for the vast majority of properties across Northumberland. In very rare cases — for example, extremely niche or high-value properties with a very small buyer pool — we may advise a modified approach. We will discuss the most appropriate strategy at your Selling Advice Meeting.

Nothing additional. The open house is included in our £895 selling package alongside professional photography, three videos, Featured Rightmove placement, paid social media marketing and personal service throughout. There are no extras, no surprises.
